Disney in Celina Texas?!?
There is something going on here. We have lived here 13 years and bought land southwest of town. We are still a rural area surrounded by farmland and paid $5,000/acre. What the heck is going on that would cause investors to offer 75-100K per acre for our land and all of our neighbors!! When the last investor came knocking we asked what the heck he wanted our property for and he said..."to build a hotel". It seems odd that people would be planning hotels in an area that isn't even remotely developed yet! We have heard the Disney rumors and whether it's Disney or something else...there IS something huge planned for this area. All you have to do is look at what land has sold for in the last year. On average, our property value based on recent sales have more than tripled in the last year! Sadly, our taxes have tripled as well. All I want to know is...why?
I remember when the casinos were THE HOT issue in Atlantic City, NJ.
Land, which was selling for a pittance of its value suddenly skyrocketed to astronomical values. I vaguely remember prices escalated about 15 times their value!
Folks were selling their homes and business as fast as the contracts could be prepared and signed, checks could be cut and settlement/closing/escrow could happen.
Everything was going great guns! HOWEVER, there was one little old lady who held out! She became very stubborn AND VERY greedy. She refused to sell her home and its tiny piece of land.
EVERY TIME the would-be casino operators, interested in her land, raised their price, she agreed - orally - BUT never signed. She THOUGHT she had them "over a barrel".
Fed-up and disgusted with her shennanigans and stall tactics. they re-designed the casino to ALMOST completely go around AND over the tiny home. While the value of the casino's land escalated, the land that tiny home occupied plummeted. There was a court battle. The little old lady lost. Her tiny home was worth less than it was before the approval for the casino!
Folks would come from miles around to gaze, take pictures AND LAUGH at that pathetic little house dwarfed by that casino-hotel. Finally the little old lady moved or passed away - left almost penniless because of her greed.
Why am I telling you this? Simply because it doesn't make any bit of difference who wants your land for the price they are offering you for it. "Why" really shouldn't concern you.or make any difference to you, should it?
This is what I tell folks: A property - any property - is ONLY worth what someone is willing to pay for it AND what someone else is willing to sell it for. NOT ONE DOLLAR MORE - or less.
You're in the position to get somewhat of a "windfall". Texas is a BIG state. In fact, wouldn't you agree there is A LOT of open land in that part of the country? Do you think you could use some of that money for a new home on a little more land in a different part of that country?
The choices and decisions are yours.
