Do I need a real estate agent when buying new homes?
I was wondering if a real estate agent is really necessary when purchasing brand new homes, not resale homes. Is it better to deal with the new home builders directly and skip the middleman (real estate agent).
I think a realtor is always helpful, especially with new homes. The builder and their sales team is only looking out for themselves. A realtor will help you get the most out of the builder, getting you more incentives in terms of a lower purchase price, builder concessions and even possible added features in the home, and helping you with the entire process from an offer, to finding a mortgage, to the inspections and finally the closing table. You could save yourself thousands of dollars and you aren't even the one paying for it, the builder does and they pay the same in realtor fees either way, wither their sales office gets all of it or they split it with your realtor so there's no real incentive to you to not use one.
